Bedrooms have Nest Central heating; all bathrooms benefit from underfloor heating.  
Enter the house from the front door into an L shaped hallway which has underfloor heating, all bedrooms and bathrooms are located on this ground floor.  
From the hall there are stairs to upstairs, where you will find the large open plan kitchen, dining area and lounge. 
The kitchen consists of AEG integrated appliances together with granite work tops, you will find an oven, combi oven with grill and microwave, warming drawer, large fridge, separate freezer, dishwasher, washing machine along with other smaller kitchen necessities. Around the kitchen island there are bar stools to chat with ‘le chef’ who maybe cooking on the induction hob which has 4 cooking zones.

Outside you have a lovely garden area both with estuary and rural views, it is a spacious and has several seating areas to enjoy drinks and some al fresco dining cooked from the charcoal barbecue. At the front of the property is a large drive where 4 or 5 vehicles could be parked (pending vehicle size). 
A walk downhill would take around 10 minutes to the village centre and sea front, the house is located in a quiet area of Aberdovey just off Mynydd Isaf, a parking pass is also provided to park your car in the village car parks.
